My emphasis is on real property, probate, business administration and appellate
work. I assist clients with all their legal needs, ranging from acquiring and financing
property, to leasing property, to sales and dispositions. For clients purchasing
or selling property, representation includes assistance with the purchase contract
or negotiation of financing terms, due diligence and review of or clearance of title
issues and drafting and negotiating closing documents. For clients owning income-producing
property, I can assist with leasing issues, landlord-tenant matters, title matters,
and boundary disputes. When clients need litigation or probate representation, my
15 years of experience are invaluable throughout the trial and appellate process.
- Representative Matters
Assisted clients with entity selection, entity formation of corporations and LLCs,
and preparation of corporate and annual reports, memoranda of understanding, and
other necessary corporate documentation enabling business to operate properly in
the CNMI.

Assisted clients with commercial purchase and sale agreements. Negotiated and drafted
leases dealing with CNMI land laws, including initial long-term leases, renewal
of long-term leases and regular or short term tenancies, including commercial office
leases and mall leases.

Assisted clients with complex land title issues, including identification of questionable
transfers and problem solving to enable title insurance to be issued without exceptions.

Assisted client with set up issues for CNMI fee simple condominium.

Assisted clients with letters of administration on behalf of family members whose
relatives died without a will.

Successfully represented institutional client in construction litigation by obtaining
a dismissal of all counterclaims of construction company and project engineer.

owed by government.

Successfully represented client by winning, on summary judgment, an action to quiet
title.

Appellate briefings before the NMI Supreme Court concerning the Real Estate Mortgage
Law of the CNMI and a business loan guaranty.
